Gold Coast Property Development Management

EVERETT supports landowners, private developers, investors and business owners delivering projects across the Gold Coast. We provide development management, project management and superintendent services, covering everything from coastal apartment towers to industrial land in the northern growth corridor.

With eight years operating across South East Queensland and more than 50 completed property development projects, our director brings a registered architect qualification and a Master of Project Management to every engagement. On the Gold Coast specifically, our work spans beachfront apartments in Bilinga and a 71 townhouse community in Pimpama, giving us direct experience with both the coastal apartment market and the northern growth corridor.

You can also discover the development management work we do for Brisbane, Moreton Bay, Ipswich, Logan, and on the Sunshine Coast.

Gold Coast as a Development Market

A City Racing Toward One Million People

Queensland Government projections put the Gold Coast on a path from around 690,000 residents today to 1 million by 2046 – the fastest growth of any Queensland region outside Greater Brisbane. Most of it is landing inland around Coomera, Pimpama and Ormeau, while the coast keeps densifying instead of releasing new land. Either way, we test whether your site stacks up before you commit capital.

The Northern Growth Corridor: Coomera, Pimpama and Yatala

Coomera, Pimpama, Ormeau and Upper Coomera form the Gold Coast’s primary residential growth corridor. Yatala, home to the Yatala Enterprise Area, is one of South East Queensland’s tightest industrial precincts – the Queensland Government’s own draft SEQ Regional Industrial Lands Strategy names the Coomera Connector as central to intensifying how this land gets used. For landowners here, that’s a genuine commercial opportunity, and it’s where we come in: structuring subdivision staging and industrial feasibility before the corridor catches up to demand.

Olympic Driven Infrastructure: The Coomera Connector

The Coomera Connector, a $2.16 billion north–south corridor between Loganholme and Nerang, is easing pressure off the M1 as the population grows – Stage 1 North opened to traffic in December 2025. Brisbane’s 2032 Olympic and Paralympic Games add a further layer, with the Australian Government committing up to $3.435 billion to Games venues statewide and faster rail to the Gold Coast. It’s a rare, dated commitment to the network around it, and it changes the calculus on nearby land – we help clients read that shift early.

High Density Coastal Delivery Under Airport and Height Constraints

The City of Gold Coast’s City Plan applies height and design overlays along the coastal strip, and sites near Gold Coast Airport – Bilinga, Tugun, Currumbin, parts of Burleigh and Palm Beach – sit under its Obstacle Limitation Surface and PANS-OPS height envelopes, governing how tall a building or crane can be before Airservices Australia gets involved. Add the tight footprint of coastal infill, where construction often needs a negotiated crane oversail agreement with neighbours – the exact constraint we managed on Navini Apartments in Bilinga.

Development Management Across Moreton Bay’s Growth Corridor

How EVERETT Approaches Gold Coast Projects

Our approach on the Gold Coast reflects the two markets we work across. On the coast, that means airport interface management, crane oversail negotiation and strata structuring for boutique apartment towers. Inland and to the north, it means subdivision staging, industrial land feasibility and council coordination across a fast growing corridor. Across both, our role covers:

  • Development management from feasibility through to handover
  • Principal’s Representative and Superintendent services under AS4000 and AS4902 contracts
  • Coastal apartment delivery, including airport interface and height constraint management
  • Crane oversail negotiation and neighbour agreements for tight urban infill sites
Strata, caretaking and body corporate structuring for apartment and townhouse communities
  • Subdivision staging and industrial land feasibility across the Coomera,
  • Pimpama and Yatala corridor
  • Authority approvals and coordination with City of Gold Coast planning pathways

Development Management, Project Management and Superintendent Services on the Gold Coast

EVERETT’s Gold Coast work also extends south through to Tweed Heads and the northern New South Wales border.

The Brandon, Pimpama

EVERETT provided development management for this large scale residential project in one of the Gold Coast’s fastest growing suburbs, structuring the early sales campaign and marketing positioning needed to protect funding, then establishing the body corporate, caretaking and letting framework the completed community needed from day one.

Navini Apartments, Bilinga

Beachfront apartments, Bilinga. An interstate developer engaged EVERETT as Principal’s Representative for this boutique apartment tower, sitting directly inside Gold Coast Airport’s Obstacle Limitation Surface. We managed the airport interface, negotiated the crane oversail and neighbour agreements the tight site required, and carried the day to day authority and stakeholder coordination so the client could stay focused on their wider portfolio.

Frequently Asked Questions

Yes. EVERETT delivers development management, project management and superintendent services across the full Gold Coast local government area, from the northern corridor around Coomera and Pimpama through to the southern beaches at Bilinga and Coolangatta, and we’ve also supported projects as far south as Tweed Heads across the New South Wales border.

Yes. Our Navini Apartments project in Bilinga sat directly inside Gold Coast Airport’s Obstacle Limitation Surface, and we managed the airport interface, height constraints and crane oversail agreements the site required from early planning through to delivery.

A development manager oversees the whole project, from feasibility through to handover, protecting your commercial outcome at every stage. A superintendent administers the building contract during construction, certifying that the builder delivers to the approved design and terms. On strata projects, EVERETT often provides both roles together, alongside structuring the body corporate and caretaking arrangements the finished building needs.

Yes. The Brandon, a 71 townhouse project in Pimpama, is one of our Gold Coast case studies, and we regularly support subdivision and residential projects across the wider Coomera, Pimpama and Ormeau growth corridor.

The earliest possible stage. Engaging before you’ve committed to a site, or before a Development Application is lodged, gives us the chance to test feasibility, flag planning risk and shape the development strategy while your options are still open. Once an application is already underway, our ability to influence outcomes narrows.

Yes. Yatala sits inside one of South East Queensland’s tightest industrial land markets, and EVERETT supports landowners and developers with feasibility, approvals and development management for industrial and commercial sites in and around the Yatala Enterprise Area.
