17 Lot Subdivision, Bahrs Scrub
This project involved the subdivision of an existing landholding in Bahrs Scrub into 17 residential lots within a growing Logan corridor. Positioned within an emerging residential catchment, the site presented a strong infill opportunity to unlock value through subdivision, while being constrained by flood and stormwater requirements.
EVERETT was engaged as Development Manager, providing end to end management from development application through to operational works and marketing strategy.
The Opportunity
The site presented a clear residential subdivision opportunity, supported by:
- Emerging residential growth within the Bahrs Scrub catchment
- Strong demand for house and land product in the Logan corridor
- Access to existing infrastructure and services
- Opportunity to deliver practical, market-aligned residential lots
The client required:
- A clear and low-risk pathway through Council approvals
- Confidence in subdivision yield and feasibility
- A coordinated, hands-off development process
The Strategy
EVERETT developed a subdivision strategy focused on balancing compliance with commercial outcomes, including:
- Integrating flood catchment requirements into the subdivision layout
- Coordinating land dedication for a bio-retension basin
- Optimising the layout to maintain yield despite reduced developable area
- Designing lots to allow for future dual living outcomes
- Aligning the subdivision with market expectations for flexibility and long term value
The subdivision was designed to integrate flood and stormwater requirements while maintaining a commercially viable outcome, including provision of a bio-retention basin and future-proofing lots.
Development Outcome
- Total yeild: 17 residential lots
- Approval type: Reconfiguring a Lot (ROL)
- Council: Logan City Council
- Project type: Residential subdivision
Key Challenges
1. Flood Catchment and Stormwater Integration
The site was impacted by flood catchment considerations, requiring the subdivision layout to integrate stormwater management outcomes into the overall design.
2. Bio-Basin Provision and Land Dedication
Delivery of the subdivision required allocation of land for a stormwater bio-retension basin. This reduced the net developable area and required careful planning to maintain a compliant and efficient layout.
3. Maintaining Yield Under Constraint
Balancing flood and infrastructure requirements with maintaining a viable subdivision outcome required optimisation of the lot layout and overall site planning.
4. Future Proofing Lot Outcomes
Lots were designed to accommodate future dual living outcomes, providing flexibility for owners and improving long term market appeal.
Role Performed
EVERETT was engaged as Development Manager, providing:
Feasibility and Project Strategy
- Yield testing and subdivision configuration
- Integration of infrastructure and flood-related constraints into the layout
- Alignment with mark expectations and buyer demand
Development Application
- Preparation and coordination of all DA documentation
- Lodgement and management of the ROL application
Authority Coordination
- Coordination of servcing and stormwater infrastructure
- Integration of bio-basin requirements into subdivision design
Operational Works and Delivery
- Coordination of operational works approvals
- Supporting documentation through to construction readiness
Client Representation
- End to end management of consultants and approvals
- Providing a structured, low touch process for the client
Considering a Subdivision Development?
Not all sites are straitforward and getting the early discussion right is what determines whether a project works or not.
We provide clear advice on yeild, constraints and approval strategy – then manage the process end to end.
