53 Lot Subdivision, Morayfield
Morayfield, City of Moreton Bay
This project involves the transformation of a 2.2 hectare family owned landholding into a 53 lot residential subdivision within one of the fastest growing corridors in the City of Moreton Bay.
Surrounded by recently developed estates, the site presented a strong opportunity to unlock value through subdivision.
EVERETT was engaged as Development Manager, providing a fully managed, hands-off solution for the client from early feasibility through to Development Application lodgement.
The Opportunity
The site benefits from:
- established surrounding residential estates
- existing access to infrastructure and services
- strong demand for low-maintenance residential lots
While the opportunity was clear, the client required:
- A hands-off development process
- Confidence in yield, staging and feasibility
- A structured pathway through Council and authority approvals
The Strategy
EVERETT developed and implemented a staged subdivision strategy to maximise both feasibility and delivery efficiency.
Development Outcome
- Total yield: 53 residential lots
- Site area: 2.205 hectares
Staging Plan
Stage 1
- 34 lots + 1 balance lot
- Establishes road network and services
Stage 2
- Balance lot subdivided into 19 additional lots
- Finalised yield of 53 lots
This approach allowed the client to stage capital deployment while maintaining flexibility for delivery timing.
Key Challenges
1. Staging and Yield Optimisation
- Balancing stage 1 viability with preservation of stage 2 yield
- Structuring the balance lot to enable efficient future subdivision
2. Council and Planning Requirements
- Integration of road dedication and easement adjustments into the layout.
- Achieving compliance with local planning controls, road hierarchy and footpath requirements
3. Servicing and Infrastructure Coordination
- Managing multi-stage servicing strategy across the site
- Integration of stormwater catchments and staged connections
- Coordinating all authorities including electrical and telecommunications infrastructure
Role Performed
EVERETT was engaged as Development Manage, providing end to end support:
- Feasibility and Concept Development

- Development Application
- Preparation and coordination of all DA documentation
- Lodgement of Development Application
- Authority Coordination

- A clear 2 stage delivery strategy

- Coordinated services and infrastructure approach
- A complete and lodged Development Application
Project Value
For the client
- A genuinely hands-off development process
- Clear commercial understanding of yield and staging
- Reduced approval risk through early engagement
- Confidence to progress from landholding to development
Without structured development management
- Potential yield loss from inefficient layout or staging
- Increased risk during DA due to limited authority engagement
- Delays from uncoordinated servicing and infrastructure planning.
Delivering hands-off subdivision outcomes for family landowners in growth corridors.
