The Opportunity

As housing affordability continues to challange communities across South East Queensland, this project was established to increase access to affordable and social housing while unlocking additional residential land supply within a well-connected urban area.

By integrating social housing outcomes into a broader subdivision development, the project creates a sustaintable and practical model that balances community need, project viability and long-term neighbourhood growth.

Our Role

EVERETT was engaged to guide the project through the critical early planning and development phases.

Working closely with National Affordable Housing Consortium (NAHC), government stakeholders and specialist consultants, our team was responsible for:

  • Managing the overall development strategy
  • Preparing and coordinating pre-lodgement and planning submissions
  • Overseeing consultant engagement and design development
  • Managing funding application requirements
  • Coordinating discussions with Brisbane City Council
  • Aligning project outcomes with social housing objectives and planning requirements
  • Facilitating collaboration between public and private sector stakeholders

Delivering Meaningful Housing Outcomes

The project includes six dedicated social housing dwellings designed to meet varying accessibility and community housing needs.

The inclusions of both Platinum and Gold standard housing outcomes helps provide quality accommodation that supports a broad range of residents while delivering long-term social value for the local community.

Alongside the housing component, the project generates 20 freehold residential lots, contributing to housing supply in a highly sought after Brisbane bayside location.

The Key Project Challenges

Projects involving social and affordable housing often requirement the careful alignment of:

  • Government funding requirements
  • Planning and development approvals
  • Accessibility standards
  • Community outcomes
  • Commercial feasibility

EVERETT’s role has been to bring these competing considerations together through a coordinated development strategy that supports successful project delivery.
