Subdividing Land in Brisbane: Costs, Process + Key Considerations

Subdividing Land in Brisbane

If you’re considering subdividing land in Brisbane, it’s essential to understand the costs, timeframes, and process involved to ensure a successful outcome.

What is a Subdivision?

Subdivision, also known as reconfiguring a lot (ROL), refers to altering land boundaries or titles. This can include:

  • Creating new lots from an existing lot
  • Merging two or more lots into one
  • Adjusting lot boundaries without creating new lots
  • Establishing a community title scheme
  • Creating a volumetric subdivision (above or below ground)
  • Dividing land by agreement (e.g., long-term leases over 10 years)
  • Creating easements for access to lots from a road

The Subdivision process in Brisbane

Before a new lot can be sold, it must be created and registered. The typical subdivision process includes:

  1. Planning Approval
Obtain development approval from Brisbane City Council.

  2. Undertake Works
Complete subdivision works in line with approval conditions and pay applicable infrastructure charges.

  3. Plan Sealing
Submit the plan of survey to Council for sealing.

  4. Title Registration
Lodge the sealed plan with the Queensland Government for registration under the Land Title Act 1994. Once registered, new titles are issued.

What are the costs involved?

Subdivision costs vary depending on the site and scope. Key costs include:

  • Development application fees (payable upon lodgement)
  • Infrastructure charges (per new lot created)
  • Consultant fees (e.g., surveyors, engineers, planners, project manager)
  • Plan sealing and compliance assessment
  • Connection fees to infrastructure authorities (water, sewer, stormwater, power, comms, gas)

💡 Tip: Post-DA costs can be significant. A site-specific feasibility study is essential.
